We had a lovely stay and the property was in a great location, making it easy to enjoy the local area and celebrate together as a family. There was plenty of space for everyone, which worked perfectly for our family celebration. Communication with the host was helpful throughout and responses were always quick. Overall, we really enjoyed our stay. Great value accommodation and wed happily recommend it to families or groups looking for a spacious and welllocated place to stay.

We stayed at Ryburn Lodge for a family reunion and to enjoy spending time in Bridlington. The lodge was well equipped and very comfortable for 18 of us to stay in. It was within walking distance of the town centre and promenade which was perfect for us.

Ten of us stayed for three nights and had a great time. The old house naturally had it's quirks but it was very relaxed and we had everything that we needed to dine at home every evening. Allison is great at communication and assistance.

The kitchen was well equipped, and there was plenty of space for our party of 16 including 8 children aged between 18 months and 10 years. The beach is just 5 minutes walk away, as is the leisure centre and excellent pool. Overall Ryburn Lodge is a great place for a large family get together.

Lovely warm accommodation with amazing communal areas for large family gatherings. The bedrooms are clean and comfortable, If a little dated. However, this does not detract from the property itself or the location, which is a short walk from the sea and the harbour and town centre. The property also has 4 parking spaces which comes in very handy in a 'on street' parking area. Would happily recommend this accommodation to others.

After complaining re maintenance issues the owner did respond and bring in a plumber which had to attend twice to bleed the central heating system and put in a new kitchen tap. My standards of accommodation were not reflected in Ryburn Lodge. Washing facilities very poor inconsistent hot water hole in drain outside back door, dangerous needs replacing and made safe. The bed linen was clean but towels very poor. The whole house is very old and needs updating and should be made ready and functional for the guests , paying a large amount of money for substandard accomodation. Sykes complaints procedure dyer Sykes marketing does not reflect the real Ryburn Lodge and does not care about Guests satisfaction. We certainly will Not be booking with Sykes ever again.

Comfortable and spacious house that was ideal for a family gathering of thirteen of us. Couple of minor issues, but the response from the owner was very quick when we contacted them. The lounge downstairs was ideal for playing board games in during the evenings. Having an upstairs lounge was lovely, but we couldn't help but feel that it would make a lovely King bedroom and ensuite! I cooked dinner each night, so was very glad of the dishwasher, and having a washing machine was a bonus too. A fold up airerindoor pull out washing line in the utility room would be a useful addition. Plenty of cupboard space for food. Would happily return to Ryburn if we were organising a family gathering in the area again.

We used this lovely house to celebrate a 90th. Birthday, the age range was from 2 90. The house was large with plenty of space to spread out. The kitchen was great and well equipped. It was nice to be able to seat everyone properly to eat together in the dining room. Alison provided the best information about the property and surrounding area that I have ever had, thankyou. There was one small problem, however that was sorted out the same day, which wag great thank you.

Great house for a family gettogether. Lots of rooms to suit everyone, A large well equipped kitchen, two lounges and a spacious dining room all make for a good stay. Lots of nooks and crannies for the kids to hide in. Well place in Bridlington, neither too far from the beach, the arcades or the town centre. Excellent range of takeaways close by and some good eateries in the town.

The generous provision of crockery, cutlery and cooking utensils made it a dream catering for our large group. The owner was super helpful when I rang with a query. The property is fantastic for family get togethers, we all had a brilliant time. There is plenty of room for everyone. We had a plumbing issue which was sorted straight away by Alison, who is so lovely. The property is ideally located near the beach, local takeaways and a Tesco Express. Its only a short walk to the harbour. We would highly recommend to anyone wanting a get together.

Fantastic for the purpose of a family reunion with lots of small children 3 floors of spacious communal rooms and loads of bedrooms to choose from, and the stairs are wide and shallow we had no tumbles from our 7 small children . The lodge is 5 mins from beach, a nearby park with play apparatus, and the super swimming pool with slides. Even Tesco Express is literally 3 mins walk for quick essentials. The house was decorated with trees and garlands for Christmas, and there is a mantelpiece wide enough for hanging 7 stockings over the fireplace,! We couldnt have found a more perfect property or location. The property is dusty and not super clean, but with 7 children and a dog, we wouldnt relax in a pristine and gleaming environment. Didnt affect our holiday at all but there was an unclean cooking tray in main oven and top of microwave inside wasnt very clean. We had a fab time and house is ideal for all of us, had everything we needed and for us was situated perfectly for everyone. Leisure centre for the gym, beach two minutes away. Five minute walk into town and harbour. . Downstairs bedroom perfect for my elderly mum and plenty of room for her to manoeuvre her Walker. Happy for you to publish and happy for you to edit first bit of feedback out , thats just for owners .

A lovely large property for a family get together in a great location with the bonus of parking for 4 cars. It needs a good clean, especially high up, and on handover days particular attention should be paid to the bathrooms, kitchen and dining area as we cleaned these ourselves before use. The beds were not very comfortable as the mattresses were very thin and the whole house is in need of updating. I feel it is expensive considering the condition of some of the furnishings.

Bridlington is a great seaside resort and Ryburn Lodge is in a good location with offstreet parking and provides a good base to explore the surrounding area. The property has ample common areas so you can split into smaller groups and has a well equipped kitchen although there several excellent takeaways nearby.

Lovely clean house with tons of character. The pictures cannot convey how big this house actually is, it is massive. You can see the sea from the front and side bedrooms. Lots of towels, and all you can ask for in the kitchen. We were having a family get together so it was the perfect house just to relax in, and the living room on the first floor was a very nice touch. We managed to squeeze five cars onto the parking bay, although there were marking for only four. The neighbors are very friendly, and it is just a 5 minute walk to the sea.

It was exactly as described, plenty of room for all the party, clean and plenty of cutlery, pots pans etc. Amenities and facilities as described with beach just down the road. On arrival we found that the cleaner had forgotten to clean inside the fridge. We informed the owner who is very approachable and helpful. I am sure this oversight will not happen again. The rest of the house was very clean and tidy. My family get together comprised 16 adults, 2 children, 1 baby and two dogs. Everyone agreed they would like to stay at Ryburn Lodge again. The property is accurately described and is a very comfortable house with ample cutlery, crockery and glasses for large parties. The two lounges are very comfortable and all bedrooms are as described with spare blankets for chilly nights. We had a wonderful stay and used the information in the guidebook provided to entertain the children ant nearby entertainment centres and do sight seeing at Danes Dyke, Bempton Cliffs, and Flamborough lighthouse. All in all Ryburn Lodge is an ideal house for a large familyfriends get together and well positioned for entertainment in Bridlington and or scenic walks to watch seabirds and seals.

This was a lovely base for our family holiday and within walking distance of the centre and facilities. The beach was a five minute walk and there were so many choices for take away dining. Had a wonderful time and the owner was so friendly and obliging. Looking forward to returning in the future. Thank you

Great property! We really enjoyed our stay! Had pretty much everything even a washing machine! It was close to pretty much everything so location was perfect! It was quite tricky to get hold of the owners but any issues we did have would get sorted pretty quickly as soon as we got through to them.
